Owner FAQs
1. How much does it cost to use your service?
We charge a 20% + GST commission on the net rental revenue from guest bookings. This covers full property management, including bookings, guest communication, advertising, and monthly reporting.
Guests also pay for cleaning, linen, provisionals, and payment processing fees, depending on the platform they book through.
There are no charges for owner bookings, and all income and deductions are clearly outlined in your monthly statement.
2. Can I still use my home for personal stays or family and friends?
Yes! You can block off dates anytime—just let us know.
3. How do you handle cleaning and linen?
We organise and coordinate all cleaning and linen services. These costs are passed on to guests and not deducted from your income.
4. How is maintenance handled?
We regularly check the property and can organise trusted local professionals for any maintenance or repairs.
5. What platforms will my home be listed on?
Your home will be listed on major booking sites (e.g. Airbnb) and our own direct booking website to reach a wide audience.
6. When do I get paid?
You’ll receive a detailed monthly statement and payment to your nominated account by the 20th of the following month.
7. What happens if a guest causes damage?
We inspect after every stay. If damage occurs, we’ll report it to you, manage guest communication, and try to recover costs.
8. Is my home insured during guest stays?
You’ll need to have appropriate insurance that covers short-term rentals. We can provide guidance if needed.
9. How does GST work if I’m not GST registered?
In line with New Zealand’s GST laws introduced on 1 April 2024, all holiday home bookings must include 15% GST, which we collect and remit to the IRD on your behalf as a registered Marketplace Operator.

For each booking, 13.04% of the net rental revenue (inclusive basis) is allocated for GST.

If you’re not GST registered, we’ll return 7.39% of the net rental revenue to you as a zero-rated GST credit, shown in your monthly statement.
